When a joint owner of property dies
If real property (such as a home or land) is owned jointly and one of the owners passes away, their share does not form part of their estate. Instead, it automatically passes to the surviving owner or owners under the “right of survivorship.”
However, the Land Titles Office still needs to update the certificate of title so that only the surviving owner(s) are listed. This is done by lodging a Survivorship Application.
